Residential Possession Claims - Fixed Fee Charging Structure
Phase 1 (Section 8) – Taking initial instructions and providing advice, resolving any pre existing issues with tenancy to enable valid notices to be served or to be able to rely on existing notices, preparing and serving Section 48 and Section 8 Notices on tenant,
£200 plus VAT (£240.00)
Phase 1 (Section 21) – Taking initial instructions and providing advice, resolving any pre-existing issues with tenancy to enable valid notices to be served, obtaining and re serving all pre requisite prescribe information to ensure that any S21 Notice served can be relied upon. Preparing and serving Section 48 and section 21 Notice on tenant,
£200 plus VAT (£240.00)
Phase 1b - Preparing deed of surrender/ Abandonment/ Sale of Goods notice/ S13 Rent increase Notice
£130 plus VAT (£156.00)
Phase 2 – Preparing and issuing Possession proceedings under Section 8 or Section 21 to include a claim for rent arrears if Section 8 is being pursued. Preparing witness statements, exhibits and evidence.
£400 plus VAT (£480.00)
Phase 3 – Section 8 claims only - representing the Landlord in Court.
£300 plus VAT (£360.00)
Phase 4 – Enforcement. Applying for Warrant of Possession and instruction of Bailiffs or applying for conversion to High Court Order and instruction of High Court Sheriff (Sheriff’s fees vary).
£140.00 plus VAT - £168.00
In addition the following Court Fees will apply (subject to change).

NB Where additional work and advice is required outside of the fixed costs parameters work will be charged at our hourly rate to be billed monthly.
